TriesteBusiness is a brand of TriesteVillas srl. TriesteVillas srl was founded in Trieste in July 2013: from 2013 to 2020 it managed high-end homes for an international clientele, and since 2020 it has worked on sales and purchases. Through TriesteBusiness it covers commercial property across Friuli Venezia Giulia.

TriesteBusiness is neither a public office nor a professional practice: it is a brokerage, and it brings the right people to the table.
What we do
We put people who own commercial property in touch with people looking for it, as an estate agency (Civil Code, arts 1754-1765; Law 39/1989). Commission is due only to a registered estate agent, and only if the deal is concluded as a result of the agent's involvement (Civil Code, art. 1755; Law 39/1989, art. 6). We agree it in writing, in an agency agreement on the forms filed with the Chamber of Commerce, before any work begins.
We do not give legal, tax or financial advice, we do not produce expert valuations and we do not raise money: that is why, when needed, we bring to the table the notary, the lawyer, the accountant and the surveyor of whoever has instructed us. The guides on this site are guidance, not advice.
Listings and bank details
We do not publish listings: a listing in our name is fake. An owner tells us about a property in a meeting, and a buyer receives a proposal only after the owner has decided what may be said, and to whom; the page on how to recognise us lists the addresses and numbers we write and call from.
If you receive bank details in our name, or a change of IBAN, call the agency's number, shown below, before paying.
Texts, figures and images
The texts on this site belong to TriesteVillas srl. They may be quoted with the name of the source and a link to the page; figures from the observatory with the wording given on the sources and method page, which also sets out the licences of third-party data. The site has no photographs at present; when it does, each will carry its licence and, if touched by artificial intelligence, its mark (AI in the open).
