Special situations have one thing in common: title, timing and people weigh more than price. At auction you buy under a court order, with no warranty against defects; in an inheritance each co-heir has a 2Normattiva-month right of first refusal on a share another heir sells to an outsider; in a sale and leaseback the seller stays in the building under a lease. Why there are no listings here

Families selling a hotel or an inherited building rarely want the whole town to know. Buyers rarely want what everyone else has already seen.

So the properties we handle are not put on portals or in shop windows, and we do not send particulars to people we do not know. Whatever you write to us is read by a named person at the agency, and your enquiry stays in our own system: it does not leave the agency. For owners

People rarely choose a special situation: an inheritance to divide, a debt, premises that are too large, a hotel no one in the family wants to run. The first thing we do is understand who decides and what they want to avoid: an auction, a dispute, a name in the papers. Sometimes the right route is to sell early and quietly; sometimes it is to bring the people into agreement before anyone talks about the property. We can bring in whoever is needed: a lawyer, an accountant, a notary. We do not replace any of them.

For buyers

A buyer in a special situation is buying a problem that has been solved, or one still to solve, and the price reflects it. At auction it pays to read everything first and to allow for the time vacant possession takes. In an inheritance it pays to know who has to sign. In a sale and leaseback you buy an income with a tenant who knows the property better than anyone: the lease is worth what the tenant paying it is worth. Before any particulars we ask for your criteria, and which of these situations you are prepared to take on.

Risks and limits

At auction there is no warranty against defects, and gaining vacant possession can take months. In an inheritance a single missing signature stops everything. A badly drafted sale and leaseback can be recharacterised as security for a debt. A conversion depends on a local plan that can change. We tell you about the risks we know from the start, and we do not promise timetables that depend on a judge.

Public property and former military sites

The State, the Region and the municipalities bring buildings they no longer use to market, through auctions, concessions or value-enhancement agreements. In Trieste, on 4 October 2026, the regional executive approved the draft agreement for the Piano Città with the State Property Agency and the Municipality, to bring under-used public buildings back into use, including through public-private partnerships. It is an approved draft agreement, not a signed one. Public buildings completed more than 70Normattiva years ago are treated as protected until an assessment says otherwise.

Care homes

A care home is a property with an operator, an authorisation and often regional accreditation: it is bought for the management contract and the permits, not only for the bricks. Whoever sells one needs to know what passes with the property and what stays with the operator. We work from the verified facts when there is a real enquiry behind the question.

How does a sale and leaseback work?

A business sells the property it uses, its head office for example, and takes it back on a lease or a finance lease from the buyer. It releases capital without moving. The lease that follows the sale decides what the deal is worth to the buyer. It must be a genuine sale: if it is really just security for a debt, the law can treat it as a prohibited forfeiture agreement (Art. 2744 of the Civil Code). This is guidance, not advice.

Is buying at auction worthwhile?

Sometimes, but there is no warranty against defects, the property may be occupied, and the timetable depends on the court. You buy what the expert's report describes, with the court transfer order as your title. It pays to read everything before bidding, and to allow for the time it takes to gain vacant possession.
