The hotel market here is small and largely out of sight: sellers rarely advertise, and the figures an investor asks for first, such as average daily rate and room occupancy, are not public. So we start from the figures that do exist, each with its source and its date.

Families selling a hotel or an inherited building rarely want the whole town to know. Buyers rarely want what everyone else has already seen.

So the properties we handle are not put on portals or in shop windows, and we do not send particulars to people we do not know. Whatever you write to us is read by a named person at the agency, and your enquiry stays in our own system: it does not leave the agency. For hotel owners

An owner rarely has just one question. Sell the building, the business, or both; lease the business to an operator and keep the property; let the building; sell it and stay on under a lease; turn part of it into condhotel residences; or do nothing for a year and watch the accounts. Each route has its own tax cost, its own timetable and its own effect on the staff.

We discuss them before we discuss price, and in the order in which families tend to raise them: who has to agree, what they want to keep, what happens if none of the children comes into the business. You do not need to tell us which hotel it is to start the conversation.

A buyer will find quite different markets a short drive apart.

Trieste has growing demand: nights spent in the municipality rose from 1,307,653PromoTurismoFVG in 2023 to 1,665,266PromoTurismoFVG in 2025. The hotel share, however, fell to 50.5%PromoTurismoFVG: most of the growth went to apartments. Trieste is among the ten Italian destinations with the most hotels in the pipeline, according to ColliersColliers.

Lignano Sabbiadoro has volume, 1,496,963PromoTurismoFVG hotel nights in 2025, and fragmented stock that often needs rethinking. Grado has loyal Austrian guests and falling hotel nights, while nights in apartments grow. In the mountains the Region supports new hotels of four stars and above with grants of up to 30%REG FVG of the cost.

Risks and limits

There are few public figures for a hotel. Average daily rate and room occupancy for Trieste, Lignano and Grado are not published; what can be estimated is gross bed-place utilisation, which is not occupancy. On the coast the season is short. In Trieste a good number of new rooms are announced for the same period, and opening dates have already slipped more than once. Public grants come with restrictions. Trading accounts must be read, not taken on trust. And the price paid for a hotel in the region is almost never public: deals are negotiated on asking prices and on the accounts.

Open-air accommodation and marinas

Campsites, holiday villages and marinas are accommodation establishments too, each with rules of its own. Can a hotel be sold without the whole town knowing?

Largely, yes. The properties we handle are not advertised, and a property's name is given only with the seller's consent. Some things, however, cannot stay confidential: where there are more than 15Normattiva employees the trade unions must be informed before the transfer; if the building is listed, the sale must be notified to the heritage superintendency; and the buyer must be identified under anti-money-laundering rules.

What is a hotel worth?

We do not carry out valuations or expert appraisals. A hotel can be measured per room, on income, or on what it could become, and the three numbers rarely agree. In Italy, in the first half of 2026, the average price in hotel transactions was €170,374C&W per room, according to Cushman & Wakefield: a national average, across hotels quite unlike those of this region. A value needs the accounts and a professional valuer.

Do Lignano and Grado qualify for the regional grants for new hotels?

Not under the Region's 2025 call for new hotels of four stars and above: according to the Region's notice, Lignano and Grado are not among the eligible municipalities. Where a municipality is eligible, the grant covers up to 20%REG FVG of the cost, or up to 30%REG FVG in the mountains, capped at €2,500,000REG FVG per project and with minimum spending of €4,000,000REG FVG.

What is the difference between leasing the business and letting the building?

Under a property lease you let the building: the operator brings its own business and, for a hotel, the lease runs for at least 9Normattiva years, renewable. Under a lease of the business (affitto d'azienda) you lease the trading hotel, with its licence, furniture and often its staff, and the commercial lease legislation does not apply. Which suits you depends on who will own the goodwill at the end: a question for your own accountant before you sign.

Start with the physical and legal facts: rooms and bed places, the star classification and when it was granted, the operating licence and whose name it is in, floor areas and shared facilities, the state of the plant and the energy performance certificate. Then the trading figures: revenue per room, staff costs, and what is left before rent and depreciation, which is the line on which a leased hotel and an owner-operated one can be compared.

Most of the region's stock is small and family-run. In the municipality of Trieste, ISTAT counted 64ISTAT hotel establishments in 2024, aparthotels included, with 1,874ISTAT rooms; 2ISTAT of them were five-star. The regional register lists 170REG FVG hotels and aparthotels in Lignano Sabbiadoro and 86REG FVG in Grado.

  • The seller's tax debts, for which the buyer of a business can be held liable.
  • Change of use, which is decided by the municipality's local plan: in central Trieste a hotel can become housing, along the coastal strip it cannot.
