Tools
Seven calculations and checks, to help you understand rather than to value.
Each tool does one thing. It tells you in which register a municipality records property ownership; works out a yield with the real costs; shows what an entire building leaves a developer once it is divided; says whether the ZLS tax credit applies in a municipality; ranks the areas of the region by travel time; prepares an acquisition profile to print; and lists the documents a buyer will ask for.
None of these tools tells you what an asset is worth, yours or anyone else’s: they work on the assumptions you enter, with the formula written out below.
The calculation stays on your device: nothing you enter here is sent to us or to anyone else.
The tools
T-01
Land register: tavolare or conservatoria?
Which register records the ownership of a property, municipality by municipality, and what to ask for first.
T-02
The real yield
What a price and a rent really yield once the costs are taken out, and where that rent sits within the OMI range.
T-03
Whole or split
The sum a buyer does before purchasing an entire building to divide and sell on: how much they can pay for the whole and still keep their margin.
T-04
Does the ZLS tax credit apply here?
Whether the tax credit of the Friuli Venezia Giulia Simplified Logistics Zone (ZLS) applies in a municipality, and on what terms.
T-05
Where you travel from
The eight areas of Friuli Venezia Giulia in order of travel time, from six starting cities.
T-06
Acquisition profile
What you are looking for, set out on one page to print or to send us: who decides, what, where and on what timescale.
T-07
The owner's folder
The documents a buyer will ask for, one by one: which you already have, which are missing, and whom to ask for them.
You can write to us in English or Italian, and we reply in either.
