How we work

You can write to us in English or Italian, and we reply in either.

From first contact to completion

  1. First contact. You write or call. A way to reach you is enough.
  2. The first meeting. By telephone, by video call or at Via Torino 34, with no documents. At the end we tell you the next step, or why we are not the right people.
  3. The paperwork. Title, land register, cadastre, compliance, beneficial owner; for buyers, the capacity to buy.
  4. The mandate. In writing, before any work begins. Or a no, with the reason.
  5. The two keys. The owner's written yes and the vetting of whoever receives the information, before any name.
  6. The table. Viewings, offers, preliminary contract, deed, registration.

First the paperwork. Then the numbers. Then the market.

Risks, early

Italian law requires an estate agent to tell the parties what they know that may affect the deal (Civil Code, art. 1759)1. We do it early: a listing constraint, a lease in place, a missing document are disclosed at the first useful moment, not at the notary's table. Risks early, names late.

Whom we work for

An Italian estate agent – a mediatore – puts the parties in touch without being bound to either of them (Civil Code, art. 1754)1. Where we act on the instructions of one side only, we tell the other side from the first contact.

Anti-money-laundering

We identify both parties and the beneficial owner, as Legislative Decree 231/2007 requires3. We do it at the start, not at the end: it is why an owner can trust us with the paperwork.

What it costs

The first meeting is free of charge.

After that, Italian law on brokerage applies: commission is due only to a registered estate agent, and only if the deal is concluded as a result of the agent's involvement (Civil Code, art. 17551; Law 39/1989, art. 62). The terms are therefore set out in a written agency agreement, on the forms filed with the Chamber of Commerce, before any work begins: whoever instructs us knows from the outset what they will pay, and in which case.
