For a shop: the street and which side of it, the frontage, the sales area and the storage, the ceiling height, the cadastral category and the permitted use. For an office: the floor, the light, whether it can be divided, the services, access, and the energy performance, which matters more every year to a landlord letting to a business.
Then the income: the passing rent, when the lease expires, which costs fall on whom, and the security held, whether a rent deposit or a bank guarantee. Gross yield is a year's rent divided by the price; net yield deducts taxes, costs, maintenance and the months the unit stands empty.
