TriesteBusiness is the commercial property brand of TriesteVillas srl: we put owners and buyers of hotels, entire buildings, shops and offices, industrial buildings and sites in touch, across Friuli Venezia Giulia. There are no listings or particulars here: for each family of property we explain what to read, who buys, what weighs and which figures exist, with their source and date. The neighbourhood shop, a change of management at a bar, and homes are not our line of work.

The six families

Every page follows the same three-sheet entry of the land register: A, what the property is; B, who owns it and who buys; C, what weighs on it. Sheet C is where deals are made or lost: listed status, tenants, staff, inheritances, remediation, concessions, grants.

Where

Across the whole region, from Trieste. The work is the same everywhere; the register is not. In the provinces of Trieste and Gorizia, and in part of the province of Udine, ownership is recorded in the land register, the tavolare, which has 6REG FVG offices in the region; in Udine, Pordenone and Lignano deeds are registered at the property registry, the conservatoria. We describe the region by economic function, in eight areas, with drive times from six cities and the limits of each.

Why there are no listings here

Families selling a hotel or an inherited building rarely want the whole town to know. Buyers rarely want what everyone else has already seen.

So the properties we handle are not put on portals or in shop windows, and we do not send particulars to people we do not know. Whatever you write to us is read by a named person at the agency, and your enquiry stays in our own system: it does not leave the agency. What we do not do

We do not take on everything, and we say so plainly:

  • A change of management at a bar is not our line of work.
  • A neighbourhood shop is not our line of work.
  • Homes, to live in or to let, are handled by the other sites in the group.
