Why prepare it first

A missing document comes to light in any case, usually at the worst moment: when the buyer is there and asks to see it. The energy performance certificate, for example, is needed before an advertisement can be published, even for a non-residential property. Preparing the documents in advance shortens the timetable and tells the buyer there is order on the other side.

For a buyer from abroad, the list also shows one place where Italian practice differs from home: ownership is proved by the land register or the property registry, not by the cadastre, which is a tax record.
