In the municipality of Trieste tourist nights rose from 1,307,653PromoTurismoFVG in 2023 to 1,665,266PromoTurismoFVG in 2025, according to PromoTurismoFVG; but the hotel share fell to 50.5%PromoTurismoFVG. Trieste: the facts

In 2024 the municipality's hotel establishments had 1,874ISTAT rooms and 3,940ISTAT bed places, according to ISTAT. The five-star hotels had 82ISTAT rooms between them, a figure that has not moved for years. Trieste is among the ten Italian destinations with the most hotels in the pipeline, according to ColliersColliers: several international brands have announced openings in historic buildings in the centre, nearly all for 2027, and some dates have already slipped. Scope matters here: the regional register of establishments and ISTAT count in different ways, and on this page we use ISTAT.

The local rules

The land register. In Trieste ownership passes only on registration in the land register (Royal Decree 499/1929). A hotel in a historic building often comes with shares, easements and annotations to be read on sheet C of its entry, and sometimes with an inheritance that was never registered.

The local plan. In the historic centre the plan allows both hotel and residential use: a hotel can become apartments, and an office building can become a hotel, with the building consent and the contributions due. In the tourist zones along the coastal strip hotel use is allowed and residential use is not. This is the first thing to read, before the price.

Listed status. Many hotels in the centre occupy protected buildings: the sale must be notified to the heritage superintendency within 30Normattiva days, and the State or local authorities may buy at the same price within 60Normattiva (Legislative Decree 42/2004, Arts 59–61).

Grants. For new hotels of four stars and above, the Region's 2025 call admits Trieste with a grant of up to 20%REG FVG of the cost, allocated provisionally to the projects on the ranking list.

For each, read the star classification, the rooms and bed places, the position relative to the centre and the sea, the parking, the meeting room, the restaurant and the condition of the building.

The owners are families, property companies, and sometimes institutions and banks letting go of historic buildings. The buyers are hotel groups, investors who lease to an operator, and developers converting a building. Part of the capital that has come into the city in recent years is from Vienna, and investors from there already know the land register.

Getting there

By car, without traffic, Trieste is 85 minOSRM from Ljubljana, 2 h 15 minOSRM from Venice, 2 h 35 minOSRM from Klagenfurt and 6 hOSRM from Vienna. The airport, at Ronchi dei Legionari, handled 1,651,702* passengers in 2025 according to its operator, but it has no flights to Munich or Vienna. There is one direct Railjet a day in each direction between Trieste and Vienna, taking about 6 hours 40 minutes, since 14 December 2025ÖBB. There are no direct trains to Ljubljana.

The limits

Most of the growth in nights has gone to apartments, and a good number of new hotel rooms will arrive at the same time. A good hotel in Trieste has real demand behind it; but whoever buys today must allow for a few seasons of extra competition, and for an average daily rate that public statistics do not report.

Can a hotel in central Trieste be converted into apartments?

In the historic centre the local plan allows both hotel and residential use, so in principle yes, with the building consent and the balance of contributions paid. If the hotel has received public grants, the use restriction must be respected until it expires. In the tourist zones along the coastal strip, residential use is not allowed. This is guidance, not advice: you will need an architect or engineer.

How many hotels are there in Trieste?

It depends on how they are counted. According to ISTAT, in 2024 the municipality had 64ISTAT hotel establishments, aparthotels included. The regional register of establishments counts differently, at a different date. That is why we use a single scope on each page, and say which.
