The lease in place. A commercial lease runs for at least 6Normattiva years, renewable for the same term; when it ends, a tenant whose business deals with the public is owed compensation of 18Normattiva months' rent (Law 392/1978, Arts 27 and 34). A landlord selling a shop let to a business open to the public must first offer it to the tenant, who has 60Normattiva days to reply (Art. 38).
Local property tax. In Trieste the local property tax rate on commercial buildings is 0.86%Comune di Trieste in 2026, according to the Municipality: an item in the net yield, not in the gross.
The land register. A shop, too, is acquired on registration in the land register; mortgages and easements are read on sheet C.
Change of use. In Friuli Venezia Giulia a change of use occurs when more than 25%L.R. 19/2009 of the unit's usable floor area moves to another use category (Regional Law 19/2009, Art. 15): an office that becomes a home pays the balance of contributions.
